What to Consider When Buying Your First Investment Property

Getting into property investment for the first time is a super exciting, and it’s something we’re talking to a lot of clients about right now. After a few years of solid equity growth in their homes, lots of people are ready to take that next step, especially in a market that’s a little quieter. 

Here’s what you need to know if you’re thinking about buying your first investment property in 2025.

How Much Deposit Do You Need?

As of 2025, the current rules require a 30% deposit (or equity) for the purchase of an existing investment property—that means a property that’s already built and may have been around for a while.

So, if you're eyeing up a 30-year-old house as a rental, you’ll need to either:

  • Use 30% equity from your existing home, or

  • Contribute 30% of the purchase price in cash or a mix of savings and equity.

What Makes a Good Investment Property?

You want to make sure the numbers—and the location—stack up. Ask yourself:

  • Is the area appealing to tenants?

  • Is there job security in the region?

  • What’s the rent-to-purchase ratio? (Does the rent cover a good portion of the mortgage?)

  • What’s the potential for capital growth or rent increases?

A good investment property should ideally offer strong rental demand, consistent income, and long-term value growth.

How Lenders Assess You

When we run a property investment calculation with you, we’ll look at:

  • Your available equity

  • Any cash savings

  • Expected rental income

  • Your personal income

Banks will often only use about 75% of expected rent—to allow for things like vacancies and maintenance. That affects how much you can borrow, so we’ll help you understand what’s possible.
