As of 2025, the current rules require a 30% deposit (or equity) for the purchase of an existing investment property—that means a property that’s already built and may have been around for a while.
So, if you're eyeing up a 30-year-old house as a rental, you’ll need to either:
Use 30% equity from your existing home, or
Contribute 30% of the purchase price in cash or a mix of savings and equity.
What Makes a Good Investment Property?
You want to make sure the numbers—and the location—stack up. Ask yourself:
Is the area appealing to tenants?
Is there job security in the region?
What’s the rent-to-purchase ratio? (Does the rent cover a good portion of the mortgage?)
What’s the potential for capital growth or rent increases?
A good investment property should ideally offer strong rental demand, consistent income, and long-term value growth.
How Lenders Assess You
