Joint Purchases

We’re seeing a growing number of people keen to get on the property ladder—but without a partner to buy with. The good news? There are plenty of smart and achievable ways to make homeownership happen, even if you’re going it alone (or with someone other than a significant other).

Whether it’s teaming up with a sibling, a parent, or even a good friend, joint purchases are becoming a great option for many buyers.

Real Examples from Clients

We’ve worked with all sorts of buyers over the past few months who’ve found creative ways to purchase property.

Just recently, I spoke with a young man who originally bought a property with his partner five years ago. After a split, he’s just purchased again—this time with his sister. By pooling their savings and combining their incomes, they were able to confidently go to auction and come away successful.

We’ve also seen parents buying with their children. In many cases, the child is purchasing their first home, and the parent is either getting back into the market or investing alongside them. With a bit of KiwiSaver and income on both sides, it can be a really strong partnership.

And of course, friends and siblings are doing it too. I even did this myself a couple of years ago—buying an investment property with a close friend who was getting into her first home. It was a win-win.

It's All About Being Clear at The Start

Buying with someone who isn’t a partner works really well—as long as you’ve got clear expectations and agreements in place.

That’s where a Property Sharing Agreement (PSA) comes in. It’s a legal document that outlines exactly what each party is contributing, how the mortgage and expenses are split, and what happens if one person wants to sell. It’s all about protecting the relationship and making sure everyone’s on the same page.
