CASE STUDY: One Has Used KiwiSaver and The Other Hasn't

Buying a home is exciting—especially when it marks the first home for one partner and a fresh start for the other. But when there’s also a property on the market, a flexible lending approach becomes essential.

This couple came to us ready to buy a home together in Te Awamutu. It would be a new home for one and the first step onto the property ladder for the other. Their plan was to sell the existing property, which was already listed. One had also used their KiwiSaver already, and the other hadn't - could they still use it if their partner already had? Yes!

Here’s how we helped:

Step 1: Understanding the full picture

The goal was to purchase a new home together while the existing place was still up for sale. We needed a lending structure that could adapt if that property didn’t sell straight away, without holding up the process.

Step 2: Exploring lender options

We approached three banks: ANZ (existing lender), ASB, and Kiwibank. All three had strong policies around multi-household purchases and offered good lending support for their situation. We secured formal loan approvals from all three lenders to keep every option open.

Step 3: Updating as things changed

When the property didn’t sell straight away, we revisited the structure. Each loan offer was updated to reflect keeping the property as an investment in the short term. This meant your new lending had to factor in rental income and ongoing commitments—something we worked through carefully with each bank.

Step 4: Making the right choice

With all things considered—including competitive rates, policy fit, and the fact that their existing lending is already with ANZ—we recommended continuing with them. Keeping everything under one roof made the process smoother and more efficient.

The result?

A flexible lending solution that supported the purchase of a new home together, using one's KiwiSaver, while still giving them room to sell the previous property on in their own timeline. No pressure, no rush, just a smart strategy to keep things moving.
